Default Mouse or Application corrupted

Hi All,
I'm having some problem with the mouse:
1) When I click to highlight a word or paragraph in order
to change text size, color, etc, it will not stayed
highlighted. The minute I release the button, it will
unhighlighted the word or paragraph that I wanted. It's
very frustrating. I need to keep trying many times before
it stay highlighted. A 5 minutes job become half hours
time taken.

2) When I click the start button, I need to click several
times before I can go to any programs. Same problem.

3) When I wanted to install a program, When I click once
to agree to Licence Agreement, it will auto click several
times in succession until it stop several steps ahead
towards nearly the end of installation steps.

4) Before I dont have this problem. I have done a Fdisk,
Formatting hard disk drives and still the problem remains.

Is this the mouse setting problem or application or system
problem. Please advice.
Thks.

First thing to try:

Unplug the mouse from the computer, open it up fully by unscrewing the case,
not just open the ring round the ball - then clean out all the dust, hairs
etc. and check for corrosion on the printed circuit board. You'll be
surprised how filthy they can get inside.

If there is any corrosion, clean it off thoroughly with a solvent like
isopropyl alcohol. Reassemble the mouse, and if the problem in still there,
start looking elsewhere.

I hope this helps,

Nemo.
